Santa Rosa Beach-Destin Area Position PurposePerforms skilled
maintenance, cleaning, and repairs on equipment and accessories as
required for the cost effective and efficient operation of the
Community as directed by Supervisor, Board and Property Manager.
This position also requires some cleaning of onsite facilities, on
occasion. Major Tasks, Responsibilities and Key Accountabilities---
Responsible for the care and upkeep of buildings and grounds for
the community.--- Completes minor repairs, ie: lighting, grounds,
cleaning, plumbing, pool, locks, painting, and signage.---
Maintains work area, returns tools to proper location and reports
any missing equipment to supervisor.--- Must have experience in
repairing sheetrock and drywall.---Evaluate all common areas to
determine painting needs. Perform caulking and painting in common
areas of buildings to include mechanical/electrical rooms.--- Must
have knowledge of electrical repairs, including changing out light
fixtures, ballasts, wall switches and timers.--- Must have good
carpentry skills.---Perform grounds maintenance and landscaping
tasks as directed; most tasks are contracted with service
provider---Assist Maintenance Supervisor with maintenance tasks and
special projects as directed.---Clean roof drains and remove all
debris from roof areas monthly.---Maintain proper operations of
grills, furniture, and umbrellas; Assist with blowing off pavers
and cleaning of shower area as directed.---Maintain lighting
systems in common areas by replacing bulbs and ballasts as needed.
Test emergency/exit lighting monthly. Perform minor electrical
installations and repairs as directed.---Perform installations and
repairs to buildings, building systems and equipment as needed and
as directed.---Inventory paint & maintenance supplies and report
needs to Maintenance Supervisor.---Inspect fire extinguishers and
cabinets in common areas monthly for cleanliness and condition for
usage. Replace parts or extinguishers as needed. Document
inspection on card provided.---Inspect all doors and closers in
common areas monthly for proper operation; repair as
needed.---Inspect electrical/mechanical/elevator machine & storage
rooms and maintain logs daily. Clean equipment, panels, floors and
doors/frames. Notify management of any malfunctions. Organize shop
and storage areas weekly.--- Inspect AC units in common areas daily
for proper operation. Replace filters and inspect belts monthly.
Perform mechanical maintenance on assigned equipment as
directed.--- May be required to perform emergency duties on a
call-out basis on nights and weekends.--- Must have exceptional
attention to detail and good ability to retain memory.--- Other
duties as assigned by Supervisor, Board or Property
Manager.Environmental Job Requirements--- Majority of work is done
outside during work hours.--- Some distractions due to occasional
exposure to noise, dust, odors, heat, cold, heavy loads/lifting,
etc.--- Must be flexible and enjoy a varied routine as days can
rarely be planned.--- Must be reasonably fit; expect to be active
for most of the working day.Minimum Qualifications--- 2 Years of
HVAC experience required.--- Knowledge of hand and power tools and
equipment used to perform repairs and maintenance.--- Must be
responsible, honest and reliable; able to attend work on a regular
basis.--- Must be able to work independently.--- Must be practical
and stay calm in an emergency.--- Must have good verbal
communication skills. ---Must have basic computer skills--- Must
understand safe working practices as well as health and safety
regulations.--- Must be eighteen years of age or older.--- Must
pass the Drug Test.--- Must pass the Background Check.--- Must be
able to work from ladders up to 40' high--- Must have 5 years
experience in general maintenance or building tradesEducation
Required--- Proficiency using Microsoft Office applications and
Outlook email.--- The knowledge, skills, and abilities typically
gained through the acquisition of a high school diploma and/or
GED.
